La Plateforme is a digital and new technologies school based in Marseille.

Founded in 2019 by Cyril Zimmermann, La Plateforme has grown rapidly and now has 750 students.

As part of its exponential growth, La Plateforme has decided to develop a new higher education campus, including a student residence, located within the Euromed 2 development area, for a total investment of around €75 million.

The Student Campus, the construction of which has been entrusted to Icade, will total approximately 18,000 square meters, with the capacity to accommodate and train more than 3,000 students from 2026. The Student Campus will be developed with the support of public and private partners, including ANRU, Crédit Agricole Alpes Provence and Meridiam, a B Corp specialising in long-term investment in sustainable public infrastructure, through its TURF fund (the Urban Resilience Fund).

The Student Residence will provide approximately 230 beds over 6,000 square meters and will be developed as a joint venture between La Plateforme and Icade.

August Debouzy’s teams have advised La Plateforme on all aspects of the project, including:

  • the acquisition of the land from Euroméditerranée;
  • the structuring and implementation of the various corporate agreements with the investors (investment agreement and joint venture) for both the Student Campus and the Student Residence;
  •  the off-plan lease (BEFA) for the operation of the Student Campus as part of an opco-propco deal with the investors.

August Debouzy has also advised La Plateforme and the investors (including Meridiam, ANRU and Crédit Agricole Alpes Provence) on the negotiation of the property development contract with Icade for the construction of the Student Campus.

August Debouzy's teams were led by Guillaume Aubatier, partner in charge of the Real Estate and Construction practice, and included the following members:

  • Guillaume Aubatier, partner, and Catherine Mintégui, senior associate, for the real estate, construction and corporate real estate aspects;
  • Jérôme Thérond, counsel, for the corporate structuring aspects.

The law firm Lacourte Raquin Tatar acted for the investors in the Student Campus part on certain real estate and tax aspects of the transaction.

Icade was advised internally.
